How do I run a title search? Where do I start and how do I follow through?

Dear Dave,

I have been talking to a land man who is willing to do all that for me for a 1% royalty if there is ever production on the land. Is that a reasonable request ?

I'd love to know this info. Can you run a title search on your own? Is there a Landman that would do this?
