I just received an Offer to Urchase my land in Roger Mills County from the Thousandhills Land Company out of Phoenix, Az. The internet says it is legitimate, but I trust all of you more! Has anyone ever heard of them or dealt with them?
Lots of buyers out in Roger Mills these days due to the horizontal “Cherokee” shale play. The better question to ask is what is going on in and around my acreage? What do they know that I don’t know. Mineral owner here. Sec12-15n 22w anyone have any idea of the activity in the area? New to navigating oil and gas minerals but we own around 500 acres of land and minerals here and Major county.
Welcome to the forum. You already have a horizontal well in the Tonkawa reservoir. The whole area is heating up for Cherokee wells, so you may get infill wells for both horizons.
Thanks think I’m in over my head and will have to seek a landman to help. I confused on what the next steps would be because I’m not really looking to sell it but would like to what it takes to get some knowledge of the area and what the next steps are. I’d like to invest?
First, learn about the business. The Mineral Help Tab above is a good place to start. The National Association of Royalty Owners www.naro-us.org is another excellent resource. They have an introductory rate of $75 for a year. Gives you access to teaching webinars, invitations to conferences, town halls, classes for mineral owners both beginner and advanced, etc.
Investing in oil and gas drilling is not for the novice. You need deep pockets for many decades of expenses, good tax advice for the correct way to file taxes, good attorneys, insurance, probably an LLC to protect from lawsuits, etc. Please get good expert advice before going down that route.
When you say both horizons are you talking about other wells? Think we may be a part of 18-15n-21w not sure what’s going on in that area?
More horizons means that the section could have more than one productive formation. The other potential wells could be in the Tonkawa or the Cherokee or other zones. Think of a layer cake with various layers of frosting!
18-15N-21W Burk has several gas wells in that section.
If you are new to mineral ownership, it is very helpful to make a list of what you have. I make mine by state, county, township, range, section and list the gross mineral acres and the net mineral acres. If you need a template, let me know.

You can look up the deeds using www.okcountyrecords.com for most counties. It is free to look and only costs a few dollars to print the deed. I use the Advanced search to narrow down if you have a common name.

I’ve tried to call the RMC number but was told it’s not that easy to see if I’m on all the proper paperwork for the deeds. Thanks so much for you time!!
If you are in Roger Mills, OK, then you need to use the OCC. Oklahoma Corporation Commission website, not the TX RRC.

The Tonkawa and Cherokee are formations of interest for drilling. Here is a stratigraphic column of some of the reservoirs in the area from Cordillera Energy Partners a few years ago.
