That would most likely be a real estate question and not a mineral rights question. County courthouse would most likely have copies of sales deeds for surface near there. Check your local newspapers or real estate online forums.
Just be sure it is not mineral classified tract as you would lose future bonus and royalties.
You should also RESERVE THE COMMERCIAL WATER RIGHTS.
Kit Maddox is right. In Texas water rights are the property if the Surface Owner, not the Mineral Owner. Water is a big, big item in Pecos, Ward and Reeves. Don’t give up your water.
