None of this talk about Section 29 is in Township 2N, Range 4W, is it? We got some papers several months ago about them drilling a well from Township 1N, Range 4W going north trying to get to the stuff in Section 32, Township 2N, Range 4W that they had to stop short on for the Claudine. So don’t think they planned to come back through 29. The well started out to be a great wet gas well but fizzled according to our checks.
Can anyone shed some light on unitization? Just received some papers and info on unitizing Sections 13 and 24 in Township 2N Range 4W. They have the tracts divided all weird too…
Michael - In your case NFX is probably using the Unitization Process similar to what they are also doing within Sections 1 and 12 in 02N 04W where they are going to drill five (5) 10,000 ft. lateral wells with the surface locations being in Section 13, and I would think that the main advantage is that both Section 14 and Section 23 share “equally” no matter where the respective laterals end (meaning even if “short”) as opposed to multi-unit wells which determine which Section is allocated their respective portion of a well by how much of said lateral is actually within each Section.

Those interesting tract shapes are most likely older farmers tracts as of a certain date (now passed onto heirs and royalty owners fractions). When I overlaid it on the current arc view map, you can see some of them. Tract 9 shows up really well. I have been trying to find the actual plat of them, but not luck so far on free sites. Maybe someone else knows….

Be sure and zoom in a whole bunch before you turn on the section, township range option. Really cool map! use the slider bar at the top to try different types of maps. You can zoom in and see the buildings!
Michael Warden - Your paperwork is identical in structure as to that being used within Sections 1 & 12, and “in my opinion” and verified by other reliable sources you will share in “all” production yielded from the five (5) new wells.
The tract detail is provided in order to verify that they are all included within the subject 1280 acres, and I believe that you would simply take the number of acres that you own and divide by 1280 and then multiply by your respective RI % (.1875 or .20 or .25, etc.) in order to calculate your NFX Payment Decimal for all of the subject Unitization Production from the two (2) Sections within your Unitization.
Still further as opposed to a multi-unit well, I am told that you share equally no matter how much of each respective lateral lies within your respective tract and/or Section.

Michael, it is usually done as secondary recovery of older marginally producing wells. Likely it will treat all the wells as one, and divide according to the unitization plan. We have ownership in one with over 100 wells. There are usually multiple operators that are involved. Many end up being waterfloods. I’ll try to look it up later tonight. Post the case number if you get a chance.
We’ve heard of people in the past that really gripped about unitization but I don’t really know much about them. Rick explained to you about how hubby explained it to me but I couldn’t have repeated all he told me (with my terrible memory). Thanks Rick and Bob!!!
Michael Warden - While I do not really follow or track Sections 13 & 24 in 02N/04W I do track and follow Section 1 and Section 12 and “nearby” contiguous sections in 02N/04W, and I had made a previous note that NFX was planning on multiple new wells in Sections 11 and 14 in 02N/04W?
So without my going back (due to a lack of time) to find my detailed notes, is it possible that Section 23 is only going to be where the surface hole locations are going to be “or” is the intent here to really go through all three (3) Sections?

Looks to me as though they are showing me how to find my “unit percentage”. Is that not what you see? Not sure why that would matter if it’s all lumped together.
You get paid on all wells in the total unit (except for the excluded ones). You may need to call the DO analyst on the order to get the right math. Have your net acres ready and which tract they lie in. It usually has to do with what percent you have of each tract(s) and then what percent that tract has to do with the whole unit. If you are in multiple tracts, then get the formula for each piece. It can get quite tricky. Make sure it matches your deed. I am “working with” NFX right now on one where they assigned the wrong tract to me and didn’t assign my larger one to me correctly. Also find out if they are releasing the zones above and below (so you can lease again). This is critical if the Springer/Goddard is involved. Keep paper copies of all correspondence (I write instead of call). Send everything certified.
We have some units that have been around since 1919, so get the paperwork right the first time as it can affect generations of heirs. I love getting royalties for wells that are not on my acreage due to unitization! (although it can go the other way as well, I share to other folks.)
