Stephens County OK offer

Someone made an offer for my mineral rights in Stephens County that I inherited. How can I make sure it’s a good offer?

You may want to sell, but in my experience those people want to grab your mineral rights at a low price because they are likely to be getting those royalties in perpetuity. I let mine ride and when I get a little check, I kiss it, look up and say: “Thank you Mother”. You can have them direct deposited into your bank or credit union account and it’s just, in my case, a little something that is better than a little nothing. I get those solicitations to sell several times a year. I throw them away. All the best to you.

Everyone’s situation is different. It depends on the future value of your current wells and the possibility of more wells in the future. Age and family dynamics can also be an important factor. Several years ago, already in my seventies, I got an offer that very well could’ve been more money than I would see in royalties in my lifetime. I had a good use for the money so I agreed to sell part of my acreage. I never looked back.

All about location and where the next drilling will head. Most offers come before drilling and they are likely to be lowball to see who will bite without negotiating. Continental sent me a propasal for the War Pig. 16 & 21 7N 5W Grady County, OK. Will wait for pooling. The well has been drilled

Tom, If you already had horizontal wells in your sections, you are already held by production on those horizons if pooled and all horizons if you were leased with no depth clause. Were you offered a lease on the War Pig? It is planned to be in the Atoka. It was spud in mid-April.
