Stark County Lease offers

I was offered a 3-year mineral rights lease for $500/acre in Stark County T140 R95. Does anyone have information about leases in this area? Thanks in advance!

If it was Blanca Peak Energy that offered you that it is really Chesapeake who uses their puppet, RedSky Land to create these bogus front companies where they can pay you nothing if they choose to. Here is how these exact people: Adam White, Dan Glashauser, Joe McFerron, Rick Dawson, John Brogan, Carole Lindsey, etc. cheated hundreds of mineral owners in Michigan out of their rightful money.

I agree with the last comment. It really depends on who made the offer and what royalty percentage was offered with it.

I would definitely laugh in their face, as they are drilling that whole Township in the next year. I have minerals in T140 R98 and leased some for $2500/acre, 20% royalties, two-year shut-in clause, no free water, and no warranty of deed last January. The price of minerals has only increased. I am leasing some now and we are at $3000/acre. Tell them to sharpen their pencils!!!

Do you know why that particular Township is in such high demand and at such a high price range? I have 640 mineral acres in Stark, Township 137, Range 96. I haven’t been able to lease them out to this point. Can you let me know what particular landman/Oil company leased your land? If you can give me a contact that would be great. Thanks for your input and great job on getting such an amazing deal on your minerals. It will only help the rest of us out in the future. Any details or specifics that you feel you can share would be much appreciated, as I can use all the help I can get with this oil business.

John - This website might be of help. I have no idea how accurate it is, but it seems to show oil activity in the ranges. Here is your range: https://www.eser.org/27-137n-96w-stark-county-north-dakota

Your land should have some lease interest. I know of land near yours in Hettinger County that was offered at $400-$550/acre. On or near Jody’s range are a number of producing wells. That raises lease prices.

We have had wildcat wells drilled in the late 80s that showed top production and top quality crude, but like I said they were wildcats. I have pushed for years for someone to reproduce this area and now they are. Whiting has drilled several in the area in the last year coming in around 1800 barrels/day, with enormous gas pressure also.

One major issue with companies is proximity to delivery of the oil. Are there any pipelines in the area for oil and/or gas? We do have a major pipeline through our land (they forged through with eminent domain though), but it is for clean gas. Our state needs to step up and put in a refinery for our production instead of hauling it out of state to refine. That is a whole other issue though.

You would be a fool to lease at $5000 per acre and a 20% interest.

Depends on your location, I am trying to lease 30,000 plus acres there. What royalty are they offering you?

Bobby, are you a leasing agent or an owner? If a leasing agent, maybe we should talk as I have some open acreage…

Jody, I’ve got open minerals nearby too and would be interested in who you leased to previously. Do you mind telling me which operator, etc?

Would also like to know which operator as I haven’t seen that high of bonus not far from there. About ready to sign though.

Beware of C.A. Crouch Companies as they are subject to lawsuits in Stark County. As of this week I have proof including copies of cashier’s checks that Chuck Crouch paid Carmen Jaeger $106,182.00, Bruce & Inez Bobb $106,182.00, and Miles & Diane Bobb $186,693.65 all on December 21, 2010 for their leases. Yet he sold those to Romac Energy for $1,100.00 per acre at a total price of $1,883,824.35 and paid a portion of owed commissions of $85,631.00 and refused to pay the rest that was owed. After he closed and assigned it to Romac, the parties canceled the leases for non-payment.

Crouch made over 1.4 million dollars selling something he failed to pay for and made over a million dollars. That is not only fraud as he refused to take action to prevent the leases withdrawn. In total he collected a lot of money and kept the assets that belong to others. Anyone who needs the proof feel free to contact me.

To top it all off Crouch released leases that were involved in the lawsuit. Great Northern wanted some of the leasehold and paid Crouch for those releases. He admits it in his deposition and Ryan with Great Northern also admitted to the payment. Just goes to show they both would do anything to avoid the title problems.

Crouch also offered Larry Cox leases less than 10 days prior to the closing set with Romac/CHK. I have that discovery email to prove they were working together.

Hey, we need to talk via phone or email. He had a release with the legal description of my acreage. I’m getting pissed having to spend money on legal issues that these guys create via their deceptive business practices! I just want my oil, in kind to mess with them…
