Solar Farm and Mineral Rights in Reeves County

Curious if anyone understands the leases for the Solar Farms that are developing in Reeves County? Specifically, what is the play for the owner of the surface rights - - - meaning how do they get compensated? And does the Solar Farm lease preclude mineral leases/exploration and production in the future? I read an agreement related to a lease of Blk 59 land for the “Capshaw Solar Farm” but could not find the economics of it and did not understand the provisions regarding minerals. Thanks!

Is this Capshaw Solar Farm a new project coming to Reeves County Tx?I’ve googled and there is no solar project named Capshaw in Reeves County. Unless under another name. Please clarify if possible. Thanks

Lease documents were filed in Reeves County and the lease specifically cited the creation of the Capshaw Solar Farm on 1600 acres in Blk 59. But it did not spell out (that I could find) how owners of the property are compensated and the terms regarding mineral rights were confusing. Curious if anyone knows how these Solar deals work with mineral rights and how they pay out?

I have had some inquiries about solar for my Blk 59 property but they have never materialized (at the time, infrastructure was too far away).
