Smith County TX - Need help locating a particular tract

Im trying to track down the specific 25 acre tract listed in the deed excerpt below. I’m hoping someone here can help me out. The deed states the 25 acre tract I am looking for is part of a larger 50 acre tract. It then goes on to describe the metes and bounds associated with that 50 acres. I can’t seem to locate either tract.

Any help would be greatly appreciated!

If I had to guess, based on the rabbit hole I just went down, I’d say most likely somewhere near here:

I’m not 100% certain though, and I couldn’t find a reference point for the start of the metes and bounds description (other than “Jim Swann’s homestead”)…so don’t take this as gospel. This is just from hints I saw in title once curiosity got the best of me.

If you think you’re associated with the property, you might try contacting Faulconer Energy and seeing if any of their title information have you or the previous owner of the property as an owner in one of their wells in that abstract. They have several, they’re active, and they may be able to point you in the right direction.

Welcome to East TX. Is this tract under production? You may have to go back to the deed references to get started. With a little more info, I may be able to get you started.

What are you trying to accomplish with this location?

Sorry to send you down that rabbit hole :smile: . I’ve been down it myself and wasn’t able to to locate the tract. I appreciate you taking the time to look over this and provide more information. Faulconer does currently have producing wells associated with a pooled lease in that area and I am currently being paid royalties for that production. The reason I am trying to track down the specific tract is that they have recently recompleted a few wells and have removed them from the pooled unit (wells have same API # yet now have new lease ID’s/names). Royalty payments associated with those wells have ceased. I initially assumed I must not own an interest in the specific tract/area those wells are located in. I started digging around to find out where the location of the 25 acre tract I own an interest in was located and came up empty handed. That is what lead me here. I’ll probably just have to keep digging or just accept that Faulconer did their due diligence in contacting the appropriate owners regarding the newly recompleted wells.

I am in that same survey and in many Faulconer wells. You may want to look for the well permits and some of the unit agreements to help get you started. If you catch the right person at Faulconer, they can be very helpful.
