Silver Hills Energy Partners

I just received a lease offer for 1.8 net mineral acres in Abstract A-327 of Harrison County TX. Terms:

  1. 3 years + 2 years option - I countered with no option
  2. $1,000 bonus - seems okay
  3. 1/5th royalty - countered with 1/4 royalty Plus, I included my standard simplified addendum. If more acres were involved, I would use my very complex, drafted by the law firm, multipage addendum.

The leasing company is Silver Hills Energy Partners and I notice in Drilling Info, they have already secured over 50 leases in this abstract.

Have any of the readers had any dealings with Silver Hills and do you think my counter for items 1-3 is reasonable?

I don’t know a lot about this-- but I have received some purchase offers that don’t seem to make a lot of economic sense, for acreage in a different part of Harrison (not this survey)-- they see to be well on the high side what one would expect.
