Selling land for surface rights

I have land in Reeves county - surface rights only and someone wants to buy it for $5000 an acre for a building storage site. It is on a crossroads. What is it worth today?

If a pipeline goes over the land would it be worth more?

You need to give location as Reeves is a large county. Any chance your surface is mineral classified where State of Texas owns minerals and you lease as agent for State and can share in royalties?

ABS 630 Section 25? You own 8 acres. If you have all 8 acres square and a pipeline would span the entire 8 acres you would have roughly have 1,669.68 feet of pipeline. Lets just say your agreement for rod foot is $20, you would get ~$33,393.60 and you still own the property. If you sell all 8 acres for $5,000/acre = $40,000.

Kinder Morgan has a 20 inch pipe going through that section. It is called the Wink Pipeline.

They may have sent out a bunch of offers and just seeing who will go with it. If you want to get rid of it, sell it. If you want to hold it, see if they will sign a long term lease that would pay out close to the $40,000.
