Anyone have an idea for the going rate for Stephens co Section 09-03S-04W 3 yr lease bonus? For 1/4 or 1/5?
Section 9 is just starting to have new leases get filed, so not many yet. That one was 3/16th, one in section 4 was for 1/5th, the others at 3/16ths. That area is not likely to have a 1/4th offer, but never hurts to ask. Lease offers are private, so unless someone else on the forum has similar offers, hard to find out. The only other hint is from pooling orders in the contiguous (touching) eight sections in the last year within the same reservoir.
Continental Resources, Balco Energy and RD Williams have filed the most leases in the last year.
Always wise to get an OK oil and gas attorney to look over any new lease drafts. They are generally in the favor of the operator and need some negotiation to get a more favorable mineral owner balance.
