Sale prices for mineral rights near Section 23, 22N, 2E?

Have there been sales in this area? My understanding is that most of the action is happening in NW Noble County.

Do you want to sell or lease? How many acres? There are some good wells in Township 17-23N-02W and 19-22N-01E.

Ron, I have a lease already. Now, I’m considering an offer to buy and am wondering, first, why I received it right now, since my area doesn’t seem to have a lot of activity, and, second, what is a good price. Also, implicitly, whether I should just wait and be patient. It’s 23 acres.

Most of the H-wells in Noble County is in the NE to east side. A few wells are in the South side by Logan County and Payne County.

I had an offer in NE Noble to purchase my minerals for $1500. A neighbor sold 40 acres of his mineral in SE for $1200. In South Noble my offer was $2500.

There have been spacings filed in Sections 17, 26, 27, 28, 33. A pooling in 28 and a drilling permit. All horizontal.
