If you are new it is a good idea to make sure that you know what you own, have contacted all operators to get into pay status, checked the unclaimed funds to make sure nothing is waiting there, filed your name and address in the county courthouse along wth any probate information and learn about activity in the area.
Offers to buy often come when someone knows about pending activity or pending money and they want to benefit from it. You might want it instead.

Are you in pay status already? If you just inherited, then you need to contact the operator and get the royalties transferred to you first. Section 15 has a horizontal well with quite a bit of life left in it. and the potential for several more wells. Section 10 does not have a current well, but is surrounded by sections with multiple horizontals, so potential for the future. Buyers want any royalties pending at the state treasurer’s office or at the operator’s suspense files. Make sure you get them before deciding what to do.
And in general, have extra copies of the death certificate. In Texas you can get from the funeral home for a fee at the time you are making arrangements. If you have multiple interests, order multiples, it will make being the executor / or interest owner easier.
Keep in mind that there may be capital gains taxes to consider. This should be evaluated prior to any sale.

Hi there, I received a offer from spring Rock for only 2 acres for 1,200.00 I have 23 and want to sale it all. the two areas that they want in being drilled on by Canyon Cheek energy. the of 21 has not been drilled on. I told them to talk about all 23 and get back to me. This is not easy to do living in Texas and Learning.
i went on okcountyrecords.com and searched for mineral deeds in 2n-9E in the last two years. The two purchasers I saw were Mayhawk Energy out of Norman, Ok and Tecolote Royalty, Ft. Worth, TX. There are numerous buyers out there, (including many on this site), but these two entities have, at least, purchased minerals in your area in the last two years.
