Sale of Lease of Oil Refinery

My father lease land to Exxon, Shell & Sun Oil to put an Oil refinery close to oil wells(45 years ago). When they vacate, they are to give land back for $1. Needless to say, the land is contaminated. I would like to sell them the property now. Have you ever heard of anyone doing this or know of anyone who can help.

You don't indicate in what state the land is located. Here in California, the refinery would be tasked with clean-up. Selling the property (which I presume is surface and maybe mineral intersts as well) will be pursuant to normal real estate sales. If the land is in California, we may be able to help.
