Royalty offer questions

Hello, I just received an offer to lease my land just up from Robertson co on hwy 79. Just up from the Navasota. Is $260 an acre a reasonable offer ? Thanks Joe

A better description of location is needed…as in Abstract # , Section and Block #. And for sure…what County are your minerals located in… Is this offer for a vertical well or horizontal well to be drilled?

$260 sounds extremely low, is this to lease or buy?

505.99 acres, being 320 acres in the BW Lewin survey A485, 80 acres in the PW McNeice survey A 590, 77.44 acres in the JC Evans survey A263, and 28.55 acres in the Thomas Carr survey. A207.

2.6 acres in the Hirem Ferrill survey , A284.

I recently sold some of this, so I only own 75 percent. The landman says the offer of $12000 is based on my having 46 acres .?

I tried to explain to him that the land is held by xto due to my not knowing to get a pugh clause in the lease. Some of the land is pooled with the King Cobra well in the Christian Stucky survey. A few months ago the well was shut in. The landman says the land is leasable due to the inaction and non production. I think they can hold it simply by paying the shut in payment. In any event, he said the new lease will not include a warranty of any kind.

I agree. The bonus payment seems a little low.
