Royalty ck entitlement

I have moved around quite a bit throughout the years. My question is I’m disputing if I still own my rights to Township 22N Range 59E Section 27 W1/2 containing 320 acres in Richland County, Montana. I sold 6 of my 11.85185 acres in June of 2005. I did receive the check then was sent another offer 20 days later for the purchase of my final 5 something acres. I got the letter but then moved and never responded. Now they are saying I sold all 11 acres. I never received two checks, only the first one which I acknowledge. Now I guess my question is do I need to contact the deed department in Sidney to establish ownership? Yeah, I would think so, but if they’re saying I signed a sell but I moved and never cashed the check, does it still make the sell binding? And yes, it has a producing well since late 2005. Imagine that. I wonder why they wanted to buy it. Thanks for all input Theresa Hennen

First, you’re alleging that only 6 acres of the original 11 plus acres was actually sold and you still maintain over 5 mineral acres in the area. You need to do some groundwork in establishing your current position such as conducting research at the County Clerk office in order to establish the name recorded on the mineral deed. If necessary, gather all the supporting paperwork to prove that you never sold the additional acreage. If you find that the 5 plus mineral acreage is registered in another name, contact that company and request copies of their supporting documents that the sale was completed. If you get the runaround during this research, I would suggest that you contact an attorney but have your supporting documents in order proving existing ownership of these minerals.

Ms. Hennen, if you never responded to the offer to purchase the remainder of your property, you still own it and it seems someone is trying to defraud you out of it. I think you should gather your deed information and contact law enforcement.
