Has anyone been approached lately in Robertson Co., Tx by a landman making an offer? My neighbor down the road from me said she received a call and an offer was made for a 3 yr lease, $400 and 1/5, is this reasonable or have better offers been made?

We are reviewing a lease agreement now for $350/nma and 1/5 from a gas exploration company in a 3 year lease in Robertson County.
There are offers up to $600/ac., 22.5 royalty east of Franklin.
Since I first posted this thread, I have done more research. And after talking to other neighbors up and down Jack Rabbit Rd, south of Hearne, I have found they are receiving offers from $400 to $800 per acre for 3yrs, with the extension money if agreed upon, being the same 400-800 for 2 yrs. I have just joined this group. Clayton Williams has leased land for the past 6 years. It is just east of Hearne on highway 6. They want to lease it again for $300 an acre. Is this a fair price? I would appreciate anyone's input.
Do you know anything about land east of Hearne?

There doesn't seem to be much going on in Robertson County at this time. Here is a list of the drilling permits for Robertson County since January 1, 2013. As far as bonus and royalty amounts I cannot help you there.
