Hello- I am just inquiring if there is any activity currently or will there possibly activity in the near future in Lots1-4 of Block 8 of the Toyah Valley Grape and Alfalfa Co. Subdivision, Section 266, Block 13, H&GN RR Co. Survey, Reeves County, Texas. My brothers and I hold mineral rights to a small portion. Thank you for any information.
Sec 266 Block 13 already has horizontal wells. Don’t see any new ones. What is the abstract for Block 8?
We have small Acreage in sec 266 block 13, is that the Charles Goodnight wells?

Have you signed an oil and gas lease or been contacted about a lease? If not, is it possible that you own surface with no minerals? In a lot of areas where small lots were cut out, the minerals are severed.
Hello- No we have not been contacted about a lease and we do not own surface- we own minerals. We did have a lease about 7 or 8 years ago- but it expired- we have not heard anything since.
The Charles Goodnight Unit A seems to include your referenced Block 8 within Section 266. It was drilled by Noble, which is now a subsidiary of Chevron. The 2020 permit for 2H wells includes a list of unleased mineral owners Noble could not find. See link. The well has been producing since January 2021 (RRC Lease 08-54923). So a lease from 7-8 years ago would not have expired, unless the lessee did not participate in the well. Who was your lessee and did your lessee participate in the Unit A wells? Were you paid a bonus? Or is it possible that they could not establish clear title and your predecessors are on the missing list? Did you or your brother move after signing the lease and your lessee cannot find you? You need to gather up your title deeds and history and your lease and contact Chevron. Thank you for the response- The lease was signed in Sept. 2018 and the Lesee was Colgate Energy, LLC. We were paid a bonus at that time.Shaw Interests, Inc. were the ones who cut the bonus checks. It’s all very confusing- but we have kept everything. Only one of us has moved- so finding the other 2 would not have been a problem. I appreciate your responses:)
Colgate Energy LLC assigned your lease to Noble Energy LLC effective April 1, 2019, along with other leases in Section 266. Assignment of Oil and Gas Leases, recorded on May 3, 2019, as Instrument 19-07120, Volume 1775, Page 426, in Official Public Records, Reeves County. You can download a copy of the assignment from Reeves link below. Cost about $1 per page. Contact Chevron Owner Relations and ask about getting into pay immediately. I have mineral rights to Goodnight A & B Wells…I get paid 100% royalties - I wouldn’t sign a lease a couple years ago with Noble Energy because the Bonus was not high enough, Chevron pays me directly minus Production Costs. It’s not monthly, but the check I received a couple of years ago was almost $500K at 100% royalty. The reason I tell you this, is because you don’t have to sign a Lease with someone to get paid. Most Leases only give you 25% whereas I get 100% as Unleased. Contact Chevron directly - no middleman - no Lease.

Your situation is not relevant here. The poster mineral owner signed a lease which was still in the primary term when the first well was completed. Therefore that lease is HBP and is still in effect. The lease has been assigned to Noble / Chevron. The lessor is due the unpaid royalties. Interest is also due unless there is an unresolved title issue. Even then, I would suggest demanding statutory interest on the grounds that Noble/Chevron failed to contact the lessor to fix the title problem.
