Refusal to honor lease-Texas

I signed a lease in 2014, which the operator says he did not receive, but he sent a decimal to Sunoco anyway and they sent me a division order. The interest is in suspense code “lease negotiations pending” and I have never been paid bonus or royalty.

I signed a 2nd lease, per his attorney in September 2018 and that one was not recorded either.

My attorney sent the operator two letters and that cost me $750.00 but nothing came of it.

My co-tenant in the minerals was able to get a lease and have it recorded and they are in pay.

Can I ratify that lease, as a co-tenant in the minerals and file it myself? Or should I just take it to small claims court?
