Sounds good to me since we have leases in the area with both CWE and Cimarex. If you look at Anaconda State 55-2 Cimarex had 5 permits approved today.

Ann, by nature the wells will always decline and not “hold up”. The great news is that completion methods appear to continue to improve and initial production(IP’s) numbers and estimated ultimate recoveries (EUR’s) are increasing. The companies appear to be more and more confisent of the significance of the Wolfcamp play compared to 6-12 months ago.

I would suggest taking time (if you dont already) and listen to a couple of online quarterly reports from Cimerex (XEC) or EOG, here in the next week or two.

Thanks for the advice. I’m relieved to hear that there is someone who can help me with this. What are the most common phrases or words that I should look for? I’m not sure if the retained acreage clause is combined within one of the other clauses. There is a right to pool and unitize clause that might have it tucked in there somewhere.

Tracy, Leases vary a lot in how they are structured. Hard to say what to look for without seeing it. Is there really any dispute they have released some of the acreage under the original lease? If not, then ask them for a release you can record with the county clerk.

I’d be curious to know if anyone is willing to share, those of you who are involved with active horizontal wells, it is my understanding related to our existing permit that crosses 2 other sections, that there would be multiple leases involved and you don’t know how many others are involved until you get a division order when drilling begins? So, curious about if it is a “quick ride”, with multiple partners, how much money did you see really in comparison to what you get for a lease? This would be helpful to know if it is really worth “hanging on” and not selling, especially in a “developmental area”. Thanks for you thoughts.

Ann W, after 10 months we are at 18% of original production on our horizontal well (7 miles NW of Pecos). It is a quick ride! I suppose that is why most wells now in the area are “development” and not “production” types. There is a lot to learn in the Wolfcamp, but they seem to be getting there.

I think you will find that with each month and year, completion techniques will continue to be refined and production rates enhanced.

If it helps, we have two vertical wells about ten miles south of Pecos, that came on production in Sept and Dec of 2012. Last month they had their best month in the last six at a combined 163 bopd plus a little gas and liquids. Probably 40% of first month levels.

Ann, horizontal and December production was a little over 1,000 bbls oil plus wet and dry gas.

For the most part that’s correct, Donny. You’d want to make sure of any drilling and/or “operations” going on out there that could hold the lease…which you would want to read over again to make sure. A suggestion; if the current lessee does not extend your lease I would either have them file a “Release of O&GL” and/or stipulate such in your next O&GL. Some mineral owners file affidavits of non-payment themselves, declaring the lease expired by it’s own terms. Holler if you have any more questions.
