Sure has been quiet around here… Of interest…there have been 10 permits files so far in December and they are ALL for horizontal wells. The Wolfcamp effect is hitting.

I’m in Sect.300 of Block 13, leased a cou[ple of years ago to Clayton Williams. COG is very active just a few miles east. Not sure how good their wells are, but they stay very active with a couple of rigs.

I found out that the horizontal well BHP filed back in Dec 2012 on our property 38933564 is actually a vertical. Theyre on stage 5 of a 7 stage frac. Still no clue on production.

Fred – generally, I don’t disagree with your observations. I agree, a pipeline easement should not interfere with your O&G lease w/BHP. I’m not sure I understand your question ā€˜Does an easement need to be a lease?’ They are two separate things.

Question: out of curiosity, what product will the pipeline be carrying? Later – Buzz

Buzz, Thanks for your quick reply. Agree, they are different but I was just thinking that a right of way could be ā€œleasedā€ for 99 yrs, like in some other states, but maybe that does not apply in Texas. The ETP pipeline is planned for Natl gas (ETP construction is currently on hold) and the Red Willow easement could carry almost anything at this point. Thanks for your sage advice. we just got an offer for our mineral rights. $3250 an acre. We are 25 miles south of pecos near verhalen. Doesn’t look like much is happening down south of pecos. Most activity appears to be around pecos and north. Any thoughts anyone? Anyone else have interests 20-26 miles south of pecos near verhalen??

Surely not? The offers to purchase It have been in the $10K plus range Another question I have. If these production and reserve estimates are what I have been seeing, why on earth aren’t the lease bonuses closer to those in the Eagleford?

To All:

New issue; Does an easement need to be a lease? I have a request from Red Willow Corp. (Colo) for a pipeline easement. Contract looks ok…checking against the Sample Texas A&M lease and surface considerations. I also have an older easement with ETP down the edge of my land. This new easement would be next to them. Both would only take up to 60Ft width of land so I believe it should not impact a mineral rights lease from BHP. My property is at AB4061 Blk C-18, PSL W/2 SE/4 and 80 acres. Any thoughts are welcome.

Thanks Buzz and Stephen. It was a purchase price. It Abstract 5563, Sec 222, Blk 13. We are near verhalen south, across the property is an abandoned permitted well #389-33006 . So I take that is a good lease offer price, but bad purchasing price. Company was Mayflower Explorations.

Also, hoping this price was for a three years lease…

I leased my tract, 26 months ago, before we knew anything about the Wolfcamp. No clue what a current market price might be though.

Buzz, In your reply to Timmy Little, you mentioned he’d be surprised at what’s going on around Verhalen. Can you elaborate a little on what’s happening in that immediate area? We have a lease in BLK. 13 SECT. 219 AB. 307. I haven’t read any comments about this area before and for obvious reasons, it raised my curiosity. Thanks for all the help you’ve provided us with in the past.

SIXTY analysts and investment managers are winging their way to Houston, Texas, for three days of briefings and site tours of BHP Billiton’s capital-hungry onshore US shale oil-gas business as well as its broader conventional oil and gas operations.

Starting on Monday, it is billed as the most important briefing by the company in recent times.
