I have approximately 9 nma in Sections 30,32,36 and 38, Block 56, Township 3, T&P Survey, Reeves County. I have an offer to lease at $2500 nma and 1/4 royalty. I think I’m good with royalty. What should I be able to get for the bonus per nma?

Melissa, take a look at your deed to see if it included both minerals and surface. If you and your brother both inherited surface interests, the fact that he paid the taxes does not necessarily entitle him to claim your surface as that is not adverse possession. He can ask you to reimburse him for the taxes paid over the years. If he has been using the surface for cattle or some such, then the tax payments could be viewed as rental to you. Ask your brother why he wants to take the surface from you. disposal well.
I believe that the deed says equal division of the property. If my brother intends to take control of the surface, what kind of legal action would be involved? How can I protect my interests?
I inherited 20 ac of an 80 ac parcel of land I got from from my mother, who inherited it from her father. He purchased the land in 1911.
My brother has paid the property tax for the last 40 years, something I only recently learned. He now tells me that he owns the surface rights to the entire property.
Is that possible? I never gave up my right to any part of my portion of the property to him. I recently leased my mineral rights and I need to know if
