Information concerning Oil and Gas Leases and Wade Caldwell

Does anyone understand the township system? Or know of a map that shows the townships? I have been searching the real property records for Reeves and some of the results appear to show more than one township within the same block? I thought the sizes went (from largest to smallest) Survey-Township-Block-Section? Any insight would be much appreciated!

You can get a 1945 Reeves County map with that info from Midland Map Company.

In Reeves townships are numbered 1-10 with Number One being North Reeves and Number 10 extreme South Reeves. Later – Buzz

PS – sometimes you need to also know the township to zero-in on the exact section… sometimes not.

Mitch - Non lawyer answer…If the deed where you acquired title didn’t include any mineral or royalty reservation then you became owner of the mineral interest, if any, that was owned by the person you acquired title to the land from. Question then is…how much mineral interest that person owned. That “subject to” wording you mentioned means any mineral interest that had been conveyed (or reserved) by any previous owners of your property reduces the interest you now own. For instance, the owner who your seller acquired from might have reserved 100% of the minerals, in which case you would own none. The only way to know what, if any, mineral convenances have occured is to check all the deeds making up the chain of title to your property. If you can make it to the courthouse in Pecos you can take a shot at checking them yourself, or you can hire a local landman or possibly a title company there to do the job for you.

Can anyone confirm if the sizes go (from largest to smallest) Survey-Township-Block-Section? And if so, why would there be docs filed in more than one Township but have the same Block? (Yes, they’re all in the same Survey). Thanks!

Wanting to know some general information about leases in this particular area of Reeves County–Block 13 Section 179:

What is the going price for a lease in this area?

20 or 25% royalty?

Any knowledge of activity–drilling or otherwise?

Does anybody know what length of time it takes a company to receive a brine water drilling permit from the Texas RR Comm. Is it weeks after applying, month or months? Need help!

Block 13 does not have a Township. It is simply Block 13, H&GN RR Survey, Reeves Co.

Mel, there is no good reason to take less than 25% royalty. I did once and regret it every 25th of the month.

Mel you can look on the GIS map look for the township blk. and section click on energy resources and the map will show all the permits issued you will have to enlarge the picture for the permits to show on the map.

I see on the GIS Map where a permit was approved 12/03/2012(Piedra Operating, LLC/API 389-33533) for a oil/gas well in Section 175 just to the north of your section 174. Apparently this well was never drilled. That seems to be the only activity there has been in the area.

Our lease on 225 acres just ended with Clayton Williams . They have not sent us an offer to extend. We’ve received a few offers to buy, 2-6 thousand per net mineral acre. We have received no offers to lease.The property is 29 miles south of Pecos, described as the west 1/2 of west 1/2 of section 174.I am wondering what anyone might know of this area?

I bet it’s H&GN blk 13 with that high a section number. I’m quite sure I can find you a lessee at 3k to 3500. I’m out till tomorrow afternoon though.
