The company that has my lease drilled a producing well a little over a year ago. I have been told that there is a rule or regulation, whose I donât know, that says when a company drills a producing well they have to drill another one in a certain amount of time or pay a fine. I have no idea if this piece of information has a smidgen of truth in it or if it is just a figment of someoneâs imagination.

Tom Parker - if you havenât signed a lease and there are things in there you donât want, take blue or red ink pen and start drawing lines thru it. mark it up however you want then send it back to them without signing it. that lets them know you need to negotiate. If they wonât negotiate, say fine, someone else will come along shortly.
Glen Kirk - there is no rule or regulation. Itâs how you stylize your lease. most good leases that are favorable to the landowner have a continuous drilling clause in it that gives them a certain amount of time between wells. best is 90 days but thatâs really hard to get them to agree to. due to there not being a lot of drilling rigs/frac equipment/completion rigs as there are locations, operators generally want 180 days between completion of one well and the spudding of another.
Also there is no fine, the penalty for them not drilling if you have the CDC clause is they lose the lease.
Those folks with with land in the southern area of Reeves might be interested to know that a well just started being drilled on PSL Blk C10 Sec 6 (Abstract 4677). This is about 3 miles north of I-10, and just west of FM 2903.
Tom â even more significant, this well â JOHNSON STATE B #6002H â is adjacent to a 12,000 vertical test in the same secction -â JOHNSON STATE B #6001 â completed by the same company â EW Energy Operator LLC â a year-and-a-half ago (3-30-13). Later â Buzz

all the operators I have talked to in Reeves have drilled verticals first and then developed their horizontal program with that information.

Buzz, thanks for pointing that out. The fact that EW is drilling a second well right now (JOHNSON STATE B #6002H) strongly suggests that JOHNSON STATE B #6001 has been producing satisfactorily since 2013. Is it unusual for an operator to switch from vertical for a test well to horizontal afterwards? Or is that standard practice?

I have owned 15 acres in the Reeves County (Red Reservoir) area since the early 80âs. Over the years we have had small interest, nothing worth noting. However, recently we have been contacted by several operators wanting to lease/purchase my acres. Can anyone provide any basic rates/sales pricing?

I would like to ask againâŚWe have just finalized a 2yr extension with BHP (Block 4 Section 61 389-33400 NW Pecos) unfortunately I donât see any evidence of a new well permit (the old one expired July 2013). I donât see any new one on the Railroad site, so are there any other options to track to see if BHP is taking any action to get a new permit ( would take as a sign that they are serious)??? Thanks
Marian- Other than monitoring permitting activity on the RRC site, If you are a NARO member, they had a deal with drillinginfo.com where members could get a free subscription for one county. You could set that as Reeves and set an Area of Interest, which would send you an email alert anytime something happened in your area of interest.

Can anyone instruct me as to how I can figure out if I won mineral rights to my property. On the deed it just states âsubject to any mineral rights conveyancesâ etc! Although I have clear title/deed to the property, the mineral rights issue seems to be the 800Lb gorilla in the room! Any help would be greatly appreciated.
