They are in PSL, C18-27, C18-25, C19-4, about 7 miles NW of Pecos.

You ask a fair question, but my guess is that they are waiting for higher gas prices. I do wonder what section PetroHawk was drilling in those wells as many were drilled well before all of the current Wolfcamp activity and newer slick water fracs. Mim wondering if they would now be drilled and completed much different.

Just a side note regarding contacting Cody Elliot at 432-571-7803. I have a lease with Cimarex and have been trying to get in touch with Cody for a couple of weeks (with no luck) to see if he might share a little intel on whether they have any plans that might include drilling. I always get his answering machine and no returned call in past two weeks. He is probably busy…

PS: I also got $3000 per Acre back in April 2014.

160A., W1/4, Section 38, Block 1, H&GN Rwy. Co. Survey (AB-1807 is located just 200 feet from two Cimarex wells on my west boundary.)

Considering the fairly large check they sent me, I was feeling hopeful, though my 160A, are a square rather than a long rectangle.

Got any thoughts?

John, the broker said he is not authoized to give the operator’s name yet. I don’t know if that is common practice or unusual. I will try to find out the legal description from him. He is not the most organized or tech savvy. I just wanted to know the feel of the area in the mean time. Thanks.

Hi everybody! First-time poster here. A family member of mine owns acreage south of Toyah and has been approached to lease their minerals. Does anyone know what the going rate is for this area?.. it seems like the hottest area is northwest of Toyah. From what I’ve read on here, anywhere from $3,500 to the high $4,000’s is considered a good rate…but I’m not sure how much of that is dependent on the specific location in the county? Thank you for your help!

Tom, may I ask who is trying to lease this property South of Toyah as we own land in that area too?

Thanks Buzz. I’m hoping the bonus rate of $4,125 made last July by Cimarex to the General Land Office for PSL BLK 72 SEC 2 (just east of Toyah, south of I-20) holds steady as you go further south.

I don’t know the legal description but it is close to the intersection of FM 2903 and FM 3334.

There is no way I would sign a lease without knowing who the operator is going to be. No way…

Chesapeake used to be a disaster. Did not take care of their business. I don’t know if their management changes have resolved their issues in the field. Also, I doubt they have any acreage in Reeves at this time…not for sure on that tho.

Tom – the intersection of FM 2903 and FM 3334 is located:

        -   9.3 miles N of Balmorhea

        - 13.9 miles SSE of Toyah, and

        - 25.2 miles SW of Pecos

The FM 2903/3334 intersection is very near the four corners of BLKs 2, 3, 8 & 9 of T&P BLK 55 TWP 8. To aid in locating same, the Abstract Number of BLK 9 is A208. Later – Buzz

My experience with Chesapeake has been awful. One time I was asked to lease, then when I didn’t get a copy of their lease form that I’d requested I called. I was told they had enough leases in that area and would just pool the rest. I had no chance to lease. However, they never pooled me.

Another time Chesapeake pooled me and it took me months and a letter and several phone calls for me to get my lease bonus.

From what I read Chesapeake has not changed. The whole Chesapeake bunch need to be in the crossbar hotel at Leavenworth including the Board of Directors. I’ll bet ole Aubrey is still calling the shots even though he was officially ousted.

Will Williams - from what I’ve learned, most of these operators are going to be stacking their laterals in the Wolfcamp and from there will be coming up the hole to the other formations. sounds like most of them will be doing a minimum of 8 laterals per section. this could give you a pretty good chance to have 50% of two laterals on your 160 acre property. I’d say you’ve got great potential.
