Fred, I’m south of you, Blk C-8, Section 26, do you know of anything going on recently in that area?

Does anyone know what is going on around the area of Blk 57, T1, Sec 34? I am getting increased hits on my ad but haven’t checked in awhile.

Just got word from BHP that they are not exercising the 4th year extension on our lease: Sec 5 Blk 55 T7S T&P. Drop us an offer: Anadarko, Oxy, Shell, etc etc. We are definitely in the Wolfcamp area.

John & Liz we all have land very close to each other. I am Sec 2 Blk 55. I think I’ll hold off on any further contact w/ Clayton Williams. That offer of $250/acre sounds way off the mark to me! Thank you Stephen, Wade, & Linton for the info!

Just a thought here…if a company leases a section for drilling and pays a lease bonus of $2500/acre, they will spend $1,600,000 before even drilling. I would be more interested in a lower bonus and a real chance of remaining capital for drilling. I don’t want a lease, I want a well. There’s a difference. My cousin negotiated our leases, we received a low lease bonus, but currently see production from 8 wells.

Liz, Generally, larger tracts have more leverage and command better prices, but it really depends on your individual circumstance.

How do I know that the Knight 4-51 Blk 4, Section 51 BHP producing 73,102 (mcf) of gas & 7,364 (bbl) of Condensate did not frac into Blk 4 Section 52 that I own minerals when the drain hole is 200’ from the lease line of my minerals. Is there somewhere I can look at frac logs?

Buzz - It’s not under lease. We have the North Section 2, which I didn’t specify before. I don’t know who owns the South Section. Clayton Williams just offered us $250/acre this past week. It’s the first lease offer we’ve had since 2006. I’m not happy with the $250/acre, so I’m waiting another week or so before I get back in touch with the landman.

Scotsy – I obtained the so-called ‘ownership map’ of the area to the south of Toyah in August 2013 from Midland Map Company. Obviously, they may be in error… but I might add the map was not cheap and is updated every 2 months. Later – Buzz

Buzz - Yes, the abstract number is 1757 for the North half. There shouldn’t be any lease. It was last leased in 2006 and at that time my Dad was the only heir that could be found. So, there shouldn’t be any lease showing up at all. I was only contacted Tuesday by the rep for Clayton Williams. This is family land and the heirs own the land and the mineral rights. I found one heir and she did sell her mineral rights a couple of years ago. My great-grandfather bought this land. There is a total of 339.8 acres in the North half. Where did you find the info showing that the North half was leased? I don’t know anything about the South half.

FYI, wells are restricted to no closer than 467’ from other leases per field rules.

That’s kind of what I was thinking, Scotsy! I’m a her, though, hehehe! Unless mine got flipped and I didn’t know, or something, which is entirely possible, but I’ve been keeping pretty close tabs in the last four years.
