I am interested in learning about recent Mineral Rights sales value per acre in the Pecos East area of Reeves County. Land is south and adjacent to the Pecos River. Also, are there available online resources to search this type of data in public records for Reeves County?

We have an interest (half interest in 88 acres) in Section 76 (on the south side of Interstate 20 adjacent to the 1st Pecos exit on the west side) and have been offered $800 per acre for 3 years with 2 year extension at $800 at a 1/4 royalty. Trying to determine whether to accept or counter offer since this was the initial offer from the landman. Any other information would be appreciated. Thanks.
Take it. Same deal in Pecos County in the hottest Block OW is going for 400/acre. I haven’t heard of anything above 400/acre in Pecos or Reeves County
Thanks for your reply. Our negotiations were back in March and April and we did accept a lease but at a substantially higher fee. Also, I have read of numerous leases through this site that have been in the $1000 to $1500 per acre range.
Craig> You are correct. Some in Reeves County are around twice that.
$400 an acre is well below acceptable limits.
I suggest hiring a mineral manager or qualified oil and gas attorney to review the lease and negotiate the deal for you. The lease terms are VERY important.

I was initially offered $500/acre for mineral lease and called the landman to negotiate. He came back with an offer of $1500/acre. Now I’m getting offers to buy the land. Seems like things are definitely heating up.
Had an offer to sell some surface mineral rights to a few acres, namely Section 44, Block 58, PSL Survey, Reeves County, Texas, A-4189. Any news about that area and what offers have been floating around. Was offered 2,600 for a few acres.

No, that was for 2 and a half acres. Any news on that area?

We are in the process of selling 10 acres in Section 20, Block 57, Township 2, Abstract 4225 to Endeavor Acquisitions of Fort Worth for $6,250 per net mineral acre. They did a title search and we are good to go.

I’m entertaining $12,000 per acre in Reeves County.
I’m putting my rights on the market soon and I am not considering anything less than $15,000 per acre.
My lease bonus is $2,500 per acre and the closer I get to 10 times that amount the more likely I am to sell.

My mineral rights are in Section 25 Block 56 Township 2. I want to make sure the maps sent to me so kindly are correct. Ninety percent of the section is in Reeves County and ten percent in Loving County. Thanks for everyone’s help.
