Hello, Wondering if anyone is receiving offers in Adams County Colorado and willing to share information? I saw someone had $15,500 an acre but that was several years ago. I’m in section 24, appreciate anything because I’m at a loss!! Thank you

I see quite a few multi-section horizontal permits all around you. Civitas is the operator. They have your current well. Maybe someone local can comment.

Looks like the Bijou Unit that will start producing soon. Was that an offer to purchase minerals or a lease? That seems very high for a lease offer. How many acres do you have? Did you sign a lease?

That was a price I saw from someone else. I haven’t signed a lease. I have several offers to purchase my minerals. I have 18.5 plus easements that need to be calculated. I need to find someone to review an offer and prepare a counter. I have another issue with Civitis- they’re paying royalties that I believe are incorrect. Additionally, I don’t have a lease nor ever offered one even though I was forced pooled! I have another 15 acres adjacent to this one that I believe is mine, an original deed wasn’t filed when first purchased I need to sort out.

If you were pooled, then you will not be leased. If you have multiple offers to buy, then sounds like activity is pending. Would be good to get your title cleaned up before making a decision.

The issue is that I was never offered a lease which would have changed my payment and avoid penalties. My understanding is they have to report it with more than 45% agreeing to pool; I didn’t get a lease offer or expense estimate to make that decision. I’ve read that in Colorado they have to offer a reasonable lease with estimated expenses.

@mbf22 If you were forced pooled, then you have a psuedo OGL by virtue of the pooling order, Timing and type of production will control the royalty rate. If you believe you did not receive proper notice, then you will need to contact an attorney for representation. If you have been cashing checks related to this property, then you may not be able to press the issue.

Are you sure you were forced pooled? It looks like Anadarko took a lease that is held by producton. I’m not seeing any unleased interests in your section.
