In the last month, I have received 3 unsolicited substantial offers over the phone to purchase my mineral rights I own in Weld County. 2 came from Landmen and the third came from a very large producer in that area. Just curious if this has been happening to others.
If I can ask, do you have good information on your title and how many net acres you have in the tracts? If so you might want to do some additional research. Are you inclined to sell your interest and are trying to get a handle on what prices are for Weld County per net acre?
The royalty interest in a well and the mineral acreage are two separate issues. 6mths of royalty in a lump sum perhaps is a rule of thumb to purchase your interest in the well, the purchaser assumes the risk for the depletion of the formation. The net acreage is separate value based on all formations shallow and deep and future potential.
