We are land owners in Caldwell County Texas, to be more specific in the Dale Litton Springs area of the County. We have approximately 320 acres and have been approached about a lease of our mineral rights. We are inexperienced in mineral rights leases, so we are looking for information about what is a reasonable price per acre and royalty percentage for our area. There are active wells in our area (old wells) as a matter of fact just over our property line and atleast two new wells have been finished a mile or two away as the crow flies. We are trying to do our due dilligence, but are strugling as we don't know where to look for pricing information. Any help would be greatly appreciated.

Caldwell County is one of four counties that just happened to be the focal point of a couple of oil companies starting early last year. One of the specific companies held a meeting in Flatonia (Fyette County) last year and mapped out a vague leasing plan. They started out by drawing a big circle around the focal point where Gonzales, Fayette, Caldwell and Bastrop Counties all seem to converge. They initially said they wanted to lease a large amount of acres which might be as many as 100,000 or more. Leasing has been quite heavy in that SW corner of Fayette and now they have actually drilled two wells in Fayette and have moved the rig just across the Fayette line into Gonzales County to drill two more wells. Seems like they are following their initial plan and these wells are actually test wells to gather information all the while producing as much as possible.
With that said, yes it is best to gather as much information as possible before putting your name on the line. I would be glad to share my experience with you if you will select me as a friend so we can discuss this activity without sharing with the whole world.
