I’d say that is too low. Your complete legal description(if accurate) should tell us. Is it currently leased?

No matter where you live, remember that in investing, to "BUY LOW AND SELL HIGH" that applies to both sides.
Become an educated seller if you want to get fair market value. If you have a lot of acreage and a fine property but sell at an average price, you will always regret it unless you get some sound advice. I know Rick Howell keeps his finger on the pulse of the industry in your area and respects the position of the inexperienced.
