I live in Mansfield, TX in the Lowes Farm subdivision and was offered to lease my minerals for $1000/acre with 20% royalties. Is this a good offer or should I negotiate for a higher rate?

25% is still pretty normal in Tarrant County. The last prices I heard of for bonuses were $2k-$4k/acre but that has been about a year ago.
