Rate of bonus and royalty for mineral lease in Beauregard Parish, LA

All: I was recently contacted by a Landman who offered me a Oil, Gas, and Mineral Lease on my 15 Acres of land in Beauregard Parish, LA. His offer was for a 3 yr lease for $200 an acre per year combined with a 22.5% royalty if they drilled and found anything. My question - Is this a fair offer for this area? What are the "current rates" for Bonuses and Royalties in this area? Thanks in advance,

I would not advise signing for any less than 25%. Companies who laughed and said that they would never pay 25% are now paying 25% to the few who held out and the most current price per acre on leases that are not already producing is $250- $350.
