We inherited 1/2 interest in 40 acres of Oil Gas & Minerals in Mesa, CO about 10 years ago. It had been valued at $600 by Mesa County, and we’ve been paying a small amount of property tax every year. I just got the notice for 2025 and it shows the current value as 0 now. It also says “Severed Mineral Interest Property Notice of Valuation.” I dont’ remember seeing “severed” before. Has something changed with this as far as ownership? We have never received any payments from any mineral findings, but I did recently get an offer to buy for $56,000 from a Land Holdings company. I have no idea of how to determine the value of this and how we can find out if anyone is thinking of drilling, etc. Any advice would be much appreciated.
Severed means the surface and minerals are separated. Colorado taxes nonproducing minerals. Is it possible that you were being assessed taxes on the surface and now the county thinks the surface is owned by someone else? You should compare to your tax statements from last year.
