Questions about mineral rights and drilling

Hi guys, I’m new here. This is my first post. Also, I thought I’d start off with an introduction. My name is Colin and I’m from Houston, Texas, and my family and I own 10 acres of land in East Texas, Tyler County. The property is near Colmesneil, Texas. We do own the mineral rights to the land.

So I got the idea of drilling there because I saw rigs around there, and what else is there to do with the land? Here come the questions.

Would oil drillers be interested in looking at a 10-acre piece of land to see if something is there?

If so, where would I start to look for a drilling company?

Should I always have an attorney present? Should I have them negotiate or communicate with them for me?

The Oil and Gas Company (O&G) will come to you if they see an opportunity on your land. If the O&G comes to you, seek an attorney who has a specialty in O&G in your County. I am a landowner leased in North Louisiana. They came to me. If you get a lease request hire an attorney who knows the area. Is the area already in a play? Is the area near an existing play? These determine negotiation for price per acre on your land.

Thanks I appreciate the information! I thought you could hire seismic testing, to see what’s down there. There are derricks nearby, and I would LOVE to put one on my land. We gotta try to utilize our land one way or another.

It’s probably not a good idea right now to try any of this, as in petroleum industry wise the price of oil is way too low. It takes me $25 to fill the tank in my car!
