Question on Houston County Tx operators

Wondering what is the list of active Lessees working the area around Grapeland? I have seen some posts on Drake/Expand Exploration, but wondering if there are others as competition would be great? Since they only have one operating well, assume that looking up on the TRRC website is going to be that helpful this early.

There have been several mineral buyers from time to time in the north and northwestern area Houston Co. Expand at the present time does not have much competition, so far. Expand has had real problems with the way their lease brokers such as “Drake” have dealt with mineral owners. Lot’s of mistakes and “dropped balls” from chatter we’ve been hearing for the last year. Supposedly the Bob Yancy has been producing both gas and liquids.

I had seen mention of both Lasso and Aetheon. My family has rights (but moderately or heavily diluted) across 17 different surveys all West or NW of Grapeland. It would be great to find a player that wanted them all and negotiate one time, but I suspect that they are only leasing where they think they are going to frack in the next 3 years. I think Lasso is a landman/lease flipper and not sure who the operator they are contracted with or if they are just aggregating and then will flip down the road. Aetheon is a smaller operator with 40+ wells around Nacogdoches (if this research is helpful to anyone).

The problem is there is a severe shortage of skilled landmen that will work. Brokers trying to get “overrides” for themselves or friends.

May I ask how you get your information of the well producing both? We still haven’t heard anything. We just know it’s producing.

I was told they have one operating well by the landman (and its on the GIS site as active on the Yancy survey as well)

I searched through signed oil and gas leases in Houston Co over the past year, and PeeDee Energy Services out of Crocket. Key Exploration out of Longview, Kodiak Oil and Gas out of Muenster, and Magnetar show up. All put together are dwarfed by Drake / Expand contract volume.

Expand Energy has on their website at expandenergy.com a tab called leasing on their home page for mineral owners to list their minerals for a “FREE EVALUATION” to deal direct with them if they are interested in leasing your mineral rights. It list a phone number on the webpage as (570)731-3570. Go to Expands website and on the home page on the top right and click on leasing and fill in the form. Good Luck!

Interesting, I don’t think it can hurt to reach out directly and see if they can put in the leg work on the other 11 surveys where we have found past leases etc on. Thanks!

It remains to be seen if they will “truthfully respond” on the information someone submits. I suspect that the “In House” land department is understaffed. I also don’t think that they are monitoring their lease brokers about how they conduct business with the mineral owners. At this time it seems that they do not have much, if any competition other than the several groups that are trying to buy mineral rights in the Northwest part of Houston County near the Yancy horizontal well. So far Expand has not revealed the amount of production on the Yancy Well. Maybe Expand is starting to get aware of the many mineral buyers working their area of interest in the Northwest area of Houston County at the present time. I think the Bossier Formation in Houston County is better than the Haynesville. Good Luck!

I have small interests all around Grapeland. I have had discussions on some very close in tracts that they were not prepared to lease. The offers I have gotten on the others were not acceptable. It is just going to be a targeted play. I am resigned to playing the waiting game and trying to get the best terms possible when the time comes.

Someone responded quickly, but what they want to lease right now seems very targeted and they seem to be moving cautiously on this play. Worried the terms I want to negotiate are going to be tough with that backdrop.

Basically the only player that is trying to drill the horizontal deep Bossier/Haynesville is Expand Energy in Houston Co. They have been slowly approaching owners with offers around $400 per Net. Mineral Acre with horrible lease terms. Until another very large company comes into Houston County it won’t change!

The bonus money per net mineral acre for this play should be starting at $1,000 per net mineral acre. LNG exportation is the big deal of the future to “fuel” this play. A company called Pelican and another called Vector are the two mineral buyers operating in this County as well as Leon-Anderson Counties. Everybody needs to keep talking, posting and sharing information.

I have asked for cost free royalties, there first offer was 18.75%. They came back with cost free but dropped royalties to 15%. My minerals are located, 15 acres Jackson Hardin Survey, Abstract No 550, 50 acres A M Queries Survey, Abstract No 865. I do not own much so most attorneys I have contact want to much money and tell me to just sign. I have been dealing with them since Oct. So it seems like that is the best deal I am going to get.

Only Drake would make such a lowball offer. It’s no telling how much they are going to bill Expand Energy for the title work! :skunk:

Hello, Both of these two Surveys adjoin each other North, Northeast of Grapeland and just East of Hwy 287. I suspect that the AM Quarles Survey Abstract 865 is one of Expand Energy’s future planned drillsites. I would be very, very suspect, if I were you about the amount of Interest that the Landman you are dealing with is correct and about the amount of your interest %. Get him to provide you with a title breakdown of his information and a map showing you were the interest is located. Remember it’s YOUR’S ! Drake has made a lot of mistakes.

Is it public information to find out what families or trust lease that survey?
