Question About Their offer to Lease

Hello!

We have leased our mineral rights twice before, once in 2000 and then again in 2017. Each time in the past they leased ALL (80.5 NMA) we own within the 640-acre Section.

Today we have an offer to lease but it appears to specify only the 190-acre tract in the middle of which we have about 20 NMA. Now, I may not ask this question correctly, but here goes:

Is this common to only offer to lease a portion of a 640-acre Section?

As I think you might understand, we would hope to lease them all.

It depends upon the type of well they are planning to drill and if there are acres that are already held by production. If you post the state, county and location by sec-township-range or block, abstract and section for TX, we may be able to give you a better idea.

We are in Ward County, Texas, Block 34 Section 75, A-215.

Endeavor Energy operated a horizontal well for about 14 years. Then there was a vertical oil well that produced in years past. I haven’t spoken to anyone from Point Energy; in fact, they haven’t sent leases to all in the family yet.

As you can see, there are a whole bunch of horizontal oil wells just to the southwest of you. And a sparse amount of gas wells just to your northeast.

Ask the leasing agent why they do not want to lease all of your acres in the section. Ask if the wells are going to be infill wells and what reservoir they are going for. I am not familiar with the geology there, but looks like two different plays. Note the direction change of the wells.
