Our minerals are in Sec 20 T2N R2W has anyone been notified about leasing in this area? The landman(Cobalt Energy Partners out of Dallas) that called me wanted to purchase our minerals and said $3000 per acre.
Validus just filed permits (3/2/26) for the Trout 0202-201708 1HW and 2HW wells. The surface location is in 29 and the wells go north. That is why they want to buy your acreage. Validus and McLinn are leasing at at least 1/5th.
Marc it sounds like you’re in a pretty active area right now, especially if Validus just filed permits.
When companies start making purchase offers before leasing is finalized, it’s usually because they expect more value coming soon.
You may want to compare that $3,000/acre offer against what leasing terms look like first or even wait to see how things develop.

I appreciate the info too. I have mineral rights in S17, just north of S20, so I can at least hope one of those reaches mine. Also, I am planning a trip to the area soon and will share any applicable info. Thanks again M_Barnes.
The Trout wells plan to go through sections 17 and 20. You can tell by the name of the well.
