Property in Oklahoma City N.Sooner Rd If oil is being taken without permission?

All new to this basically found out my grandparents have property in oaklahoma city on

N. Sooner Rd wife has told me back in 1979 unsure of what oil co. or landman operated

at that time. where pumping oil unsure if any royalties were paided. grandparents hold

the warranty deed what I was told that property was she sold the property but kept the

mineral rights it been in the family since 1950. on the deed it states" mineral rights which

have been previously conveyed or reserved of record. is this good or bad ? where/how does the mineral rights go in affect. what advise can the forum assist me with? who grants

permission to drill on property for oil ? presently my grandparents have no knowledge

of what the Heck is going on. property numbers as stated on quit claim deed

subdivision SE1/4 NE1/4 sec 8 TOWNSHIP 12 N Range 2 W How can I find out if there are

any royalties that my grandparents might be entitle too. understand there is a gap to present. hopefully any information we will be greatful for. just want to continue to assist my family with perserveing what is rightfully theres.

Your grandparents are fortunate to have a caring grandson like you.

If you aren't used to reading deeds, sometimes they can present minefields or confuse the reader.

If the deed reads that mineral rights have been previously conveyed or reserved of record, it doesn't really mean that the grantor or seller listed in that deed is reserving any of the minerals. They are more than likely referring to a mineral reservation somewhere prior in time.

In a nutshell, a full mineral title search would have to be done to be absolutely sure of what is going on.

There are those who think that anyone can walk into a courthouse and do that, and others believe that it is too complicated for the average person to get right on their first try.

I wish that I could be of more help, but whoever owns or has reserved the minerals is the proper party that gives permission to drill on the property. Have your grandparents ever signed an oil & gas lease? That might be a great place to start. Check on that. I don't see that mentioned in your facts.
