I own mineral rights in Johnston Co OK and am interested in selling them. There is a current lease at 3/16 but to my knowledge is not producing. I am having trouble locating the paperwork the purchaser needs. Wills etc. Is there a service that can do the research for me? Is this what a "landman" does? any info would be helpful. thanks
Douglas:
There would be paperwork on file at the County Clerk's office in regards to the lease on file. You might have to go to the CC office in person to conduct the neccessary research or have another individual do the work for you if you live a long distance from the CC office.
Douglas, another option would be to contact a title/abstract company in the county and see if you can hire them to research it for you. That would probably be cheaper than hiring a landman.
thanks very much
Go to the Probate Clerk at the County Clerk's Office for any Wills on file there. There is no need to hire anybody if that's all you need and you're local, just go there and ask for copies of the Probates that you need. You will probably need more than just the Will to satisfy the purchaser, especially if it's for alot of acreage. He might also require that your copies be "certified," which means more expense for you at the Probate Clerk's Office.
