Promising activity in this area

Family members & I inherited 40 acres of mineral rights (1/4 of a 160-acre parcel) in the Nicholas Copeland Survey A-162, Leon County, TX. Does anyone know of current promising activity in this area? I just received an offer to buy my mineral rights for “up to” $12,000 per net mineral acre. For years, there were no offers of lease or buy. Thanks all, this site has been a great source of info.

Why, of course it’s “up to”… :grinning_face: Well, at least they’re honest in telegraphing that when it comes time to offer you much less, they can say… well, we told you “up to”!

These letters, especially in a very active area like Leon Co., are a dime a dozen. There’s a lot to learn about the mineral buying game, but the very first lesson is… sit tight, be patient, and know that there are a lot of issues that should be handled correctly, in between letter arrival, and properly receiving good funds simultaneous with handing over good title to another party. I’m sure others with a little more time will weigh in with their thoughts.

don’t be in a hurry to sell. There are a lot of buyers for a reason. Unless you need the money, everywhere in Leon County is a “promising area”.

Go to topic UNDERSTANDIG WELL SYMBOLS ON MAPS and look up your abstract. According to AI $12,000 per mineral acre is a huge amount which means the are probable already drilling. I looked up abstract A-162 and there are already wells in that abstract. Don,t sell. AI says it is probable only about 15% of the actual value that they are offering. Best wishes!

Many thanks, I went to UNDERSTANDING … as you directed and learned lots more about using the GIS viewer. I do see the 5 oil wells in A-162, but in our family’s acreage in the SW corner, there’s only one lonely canceled/abandoned location symbol that always colored my view of our prospects.

I agree that neither of us knows too much about this oil business but if you are being offered $12,000 a mineral acre know that you have something of great value. No-one offers that kind of money unless it is prime. My suggestion would be never sell, be patient, maybe for years. Best wishes!

Grizzly Land Services, a Tulsa-based leasing entity, has recorded16 leases covering 850 acres in the Nicholas Copeland A-162 Survey in Leon County. The lease effective dates range from January 8, 2025 to July 10, 2025. All of the leases only include acreage in this one survey.

It is unknown who Grizzly is leasing for. This survey is quite a distance south of the Comstock leasing area, so the target formation is unknown.

Alan, I only post every few years, but read and respect your posts. This time, I have info to offer. You mentioned Grizzly—I recently signed a 3/2 lease with them and am awaiting the check. Their landman said they were leasing for High Mark, a subsidiary of Vendera. Formations Haynesville/Bossier shale/Sprayberry were mentioned. He mentioned that 30 miles NE of this area Comstock had oil prospects, but for these leases, they want to drill for gas. (Yes, I’ve read the comments about not allowing a 2-yr option to renew, but I thought I was doing good to talk them down from a 5-yr to 3/2.) :grinning_face:
