Interested in production and lease offers around PSL Survey Block C-5 Section 7 Absract 1357

Have been offered 1/4 royalty and 1000 per acre bonus. An oil and gas attorney is reviewing the lease but am particularly interested in advice and what to avoid from individuals who have personal experience with leases in Reeves County.
