Has “gross proceeds received” or “gross proceeds from the mouth of the well” ever been negotiated in a lease or is “net” the norm for Caddo County, Oklahoma?
Both of those phrases are common. The really important clause is if they try to put in the post production clause that makes you pay them instead of them. There are quite a few clauses in a draft lease that need an attorney to look at and some that need to be added.
