What are the going rates? A company is pressuring my mom to sell quickly.

Any pressure to sell quickly causes a pushback from me when they try it. If you would post the section, township and range, we can give you current wells and pending activity. It is always wise to find out what is going on such as whether she has unclaimed funds at the state, new wells with pending royalties coming, etc. Buyers know much more than mineral owners, so slow down…..

We are in negotiations for our Sec 6 10n 11w in Caddo County, OK. An offer came from one company that was low and they were deceptive in their dealing with others in family, plus the paperwork they sent was not the $$ quoted on phone. Since then we have received an offer double the amount, with much more owner friendly inclusions. We are investigating a 3rd offer that seems even higher. My advice, if your lease is in same section and you get told $800 an acre and paperwork shows up with $650, run away.

We have had several offers to lease in this section. The price gets higher with each one. Last was $1500. Apparently there was a pooling order for Section 2-11-11. Does anyone know how to find the terms of the pooling order to get a better idea?

Get an oil and gas attorney. If theyre pressuring you then you have a winner! The companies always lowball you. They ll come correct if they really want it.

She is getting offers because there is a permit in that section 3-8N-10W filed in 2024 by Hall Exploration. There are also horizontal wells nearby. She should have gotten a pooling notice or a lease offer. If she has no need to sell then she might want to just wait and see what happens.
