Just wondering if anyone has seen any pooling request for the above-mentioned Section?
Don’t see one yet in 16-2N-5W. Section 2/11 NE 9, 25 & NE 26 have pooling cases in the last 24 months. I see about 15 leases in 16 in the last 24 months. 1/8th to 1/5th
Is there any way that you can find lease amounts on 16 2N 5W. I have folks that are wanting to lease, but we think they are low balling.

I had 2 offers, both for $250 per NMA bonus, 1/5 royalty, 3 yr. term. They wanted a 2 yr. option but I will refuse that.

Bonus amounts are not public. The closest that you can come is for a pooling order in the last 12 months in the contiguous eight sections (touching the section of interest). The closest one to 16 is the pooling order by Warwick Jupiter case 2025-000358 Order 748907 for section 9 April 24, 2025. It states $1500/ac 1/8th, $750/ac 3/16ths, $500/ac 1/5th for the Woodford. I have found that if I quote an order and the amounts and that the agents can see I do the due diligence, they will often raise their offers (but not always). It gives a reasonable starting point for the negotiation. I tell them to start with the pooling bonus and we will go from there. I prefer the highest royalty option since a productive well or wells royalty at a higher percentage over many years will far outweigh a one time bonus payment for the lower royalty.

I asked for a 1/4 royalty but they would not make that offer.
