seems to me that the broker is banking on the individual being so enamored with the dollars that nothing else matter. I have had them tell me "it is found money" and that they really don't need me but just thought they would offer out of courtesy...the kindness is touching.

For what it is worth, we leased mineral rights in Block 48 in Pecos County in February 2017 at $6,000 per acre for 3 years. The offers started at $1,200 per acre and ended up at $6,000 after six months of back and forth. Highly recommend using a lawyer to negotiate a lease contract.

Can anyone tell me what lease bonuses are going for north of Ft. Stockton?

$1,000.00 per acre just east of Fort Stockton. Received that less than a year ago for some acreage.

Anything going on around Block 145, Section 16 & 24? Had an offer to buy recently. Any leases in the area?

I see no activity or production for miles in any direction from your minerals in Section 16 or Section 24.

Blk OW, Section 116. Diamondback currently has new production in this area. We now have some acreage that just expired. They approached at 1,500 at 2 years and 1/4. I believe with production nearby that it is low. Ideas from nearby owners would be be helpful. Thanks

I have an offer from XTO - the lease is awful but trying to use and exhibit A to make it OK. The offer is for Section 4-5, Blk 112, T1S, TC Ry Co. Survey for a bonus of $1,750 per NMA. Can anyone shed light on Fair Market Value of bonus in this area?

Clint, the correct legal is Section 4.5, Blk 112, TC RR Survey

Terry, Diamondback has some approved permits to the West of you about 7 miles for some Horizontal wells to be drilled into the Wolfcamp formation.

Terry there are some good Wolfcamp wells to the West of you. You may be able to do better on the bonus money than what you are being offered.
