Pecos County Mineral Rights - need help

I recently inherited mineral rights when my mother died. She had not been in contact with anyone about her royalties and had not been receiving anything. The property listed in mother's will according to Patent 430 vol 98A File #85481 to N.S.Bonner or M. A. Bonner was

West of 1/2 of Southeast 1/4 of Survey 38, Certificate 811535, Block 8, H&GNR Co.

I believe the property is 80 acres about 25 miles North 20 degrees West from Ft Stockton. I realize this property mineral rights has probably been divided up numerous times. I also know Elsie Bonner Driver had sold the right of way (for $30) to Pecos Growers Gas Co to put in a pipeline in 1956.

How can I find out if we should be receiving proceeds from this property and what to do next? I appreciate any tips that can be suggested! Thank you!

According to the Texas Railroad Commission Web site, there is absolutely NO current production in any of the five abstracts that are in Survey 38, Block 8, and there is no historical data either, meaning that there is no history of production for as far back as their online data go. This would explain why your mother never received anything, and it means that you should not be receiving any proceeds (royalties) at this time. The only thing that you can do at this time is make sure that a landman or title abstractor will know how to find YOU if and when it comes time to lease whatever mineral interest you have on the W2 SE4. If your mother had a Will that was filed in Probate Court, that will suffice. If it was filed in a county other than Pecos County, filed a Certified Copy of Probate in Pecos County. If your mother did NOT have a Will or had a Will but it was never filed in any Probate Court, then consider filing an Affidavit of Heirship or Affidavit of Ownership in the Pecos County Clerk's Office.
