Payment average for pad site construction

We were recently contacted by a landman about a potential pad on our property (320ac) in Caddo County, OK. We’ve owned the property for just about two years and do not own mineral rights, only surface rights. I’ve heard people talk of getting paid $100K and up for pads on their property in our area but also heard that 10K might be closer to average for “damages”. What is the going rate for pad construction in 2026 for Oklahoma?

In Custer county they have been paying 50-75,000 per site. 2 or 3 well pads take more acres. The last couple near me both received $75,000.

Thank you Don for the insight. Several others in the area have concurred that 75 - 80 seems to be what others close to us are getting for one head. We’re very early in this process so don’t want to under value what we have or the consequences of handing over that portion of the property.
