I leased 2 years ago for $1000 NMA , 20% cost free. I would expect much more at todays prices for the same acreage.

You can always make a counter offer based on a mutually agreeable lease. For a cost free royalty, make sure the royalty language in the lease and addendum is based on “gross proceeds “ and not “at the wellhead “.
Or alternately ask for 22.5% royalty cost bearing. Never hurts to ask.
