Owning undivided mineral interests on land with no current well files or leases

okay ive recieved the deed in which states i recieve a 6th of all mentioned undivided mineral interests. my question is when i look for any information on lands in de baca county new mexico there arent any existing leases or have been any. what can i do with the land then... can it be leased out im... i own mineral interests on land that has seen no drilling whatsover.... what good is it to me... and another thing in my experiences with selling my mineral interests or royalties from wells. I've been told that any wells that are together on the same section township range as others have to be sold together due to legal complications. Is this true if so then why is it that the wells themselves even though are located on same section etc, etc, can be leased to 2 different companies. which i recieve two different checks from... 1 being cimarex and the other legacy. If they are able to do it why is the buying party saying it makes for legal complications. is he feeding me bs to try and buy more off of me or is he right.. please help me.

Most likely your buyer is full of BS. I would love to make a competing offer. I would also make an offer on any other minerals you might be interested in selling. At minimum I can help you find out more info about your properties. Please shoot me an email.

this is what he wrote and alot of other royalty buyers have told me the same ...

"It could become complicated and at times has been difficult to separate interests that are in the same Section, Township and Range. There are times when a Deed can specify certain wells in the same legal description but we have found that it is not uncommon to have issues with the operator(s) in trying to keep the interests separate and pay the proper parties with the operators. Because of these issues, we no longer acquire certain wells in the same legal and instead will only make an offer for all of the interests in that legal, which can also be a percentage of all of the wells…this makes it a lot simpler in these cases."

I would agree that your buyer was full of it. If they actually knew what they were doing you could sell your interest in a single well even if there were 5 wells each from four different companies and or any part of your undivided interest in all or in a single formation. It's possible that your buyer was merely admitting that they can't handle the research in which case I would say the remedy would be to deal with a professional. The alternative would be that they are telling you a fib. They probably just want to buy you out entirely which would make it easier for them and allow for easy insertion of language that the purchase is for all of your mineral interests.
